Facilities Management or contract cleaning or both?
Facilities
management companies are increasingly trying
to work their way into the contract cleaning market. This is not a new
phenomena, facilities management companies have often taken over the
cleaning as part of a "bundle in" contract, this was usually then
outsourced to a specialist cleaning contractor.
Now though many fm companies want to run the cleaning contract as well.
On one hand it makes sense for a client to put all their eggs in one basket and let one multi service provider supply everything with one point of contact and one budget figure.
The question that begs to be asked though, are fm companies equipped and do they have the budget to run a cleaning contract along with whatever else they are providing?
The main reason fm companies call plus sell cleaning is because they claim they can reduce the costs. However with cleaning contracts already running at very low profit margins and already being an extremely competitive industry how is this possible, and how can they provide a decent service?
This are some of sales blurbs from one facilities management company; "overheads can be streamlined, reducing suppliers and providing a single point of contact for the customer. With self performing cleaning contracts we can operate more efficiently."
Translation, less overheads mean less investment in staffing, management, infrastructure and training leading to poor levels of service. There is no such thing as a self performing cleaning contract, all the above need to be in place to provide a decent service and that will involve skills and training.
Having one point of contact is a good idea and often what the client will ask for, many cleaning companies offer many services outside strictly day to day cleaning, for example we offer recycling, washroom services etc, however these have been built up over the years and we know what we offer we can deliver. Many fm companies have acquired cleaning companies to give them a foothold in the industry but running a mechanical engineering with educated well paid professional employees company is vastly different from dealing with cleaners.
